What we collect

• Your email address and any name, role or notes you choose to provide.
• The names of the complexes you ask us to check.
• HOA documents you choose to upload, such as budgets, reserve studies, meeting minutes and assessment letters.

How we use it

We use your email address and complex names to handle your report request and deliver your report.

Uploaded documents are used only to research the complex: for your report, and to improve our score for that complex. We may use HOA-level facts from them, such as the reserve balance, the dues history or a voted assessment, in later reports on the same complex.

We never share your documents

We never publish, sell or share the documents themselves. We don’t use or record personal information in them, such as owners’ names, unit numbers or account numbers.

Before you share a document

HOA budgets, reserve studies and minutes usually aren’t public records, so we can’t get them on our own. Owners receive them from their association and can usually share their own copies. Only upload documents you have the right to share.

Please cover account numbers and other owners’ names before uploading.

Storage and document deletion

Requests and uploaded files are stored with our hosting provider (Cloudflare) only to research the request. Uploaded originals are deleted after review. We use no third-party form service.

To limit spam, we keep a hashed IP rate-limit key for up to an hour; no raw IP address is stored with a request.

Payments

For single and comparison reports, Stripe securely collects card details on our site and authorizes the card without charging it. We charge only after confirming coverage, usually within 1 business day. If we can’t research your condo, we release the hold and email you why. We store the Stripe session reference and payment outcome with your request, but never see or store your full card number. Stripe sends receipts. Agent packs are charged when purchased. Your report arrives within 48 hours after we confirm coverage. If checkout is unavailable, we email a secure payment link.

No selling of data

We do not sell your data.
